More Buying Power in a More Balanced Market
Get inspired, Michiana! The market is heating up and now’s the time to get in on it! For the first time in 11+ years, the Indiana median sales price remained the same, compared to the same month of prior year. The last time it was the same or lower than prior year was May 2014!
In St Joe County alone, the number of homes for sale, pended, and closed have ALL increased. In addition, Indiana boasts one of the nation’s lowest unemployment rates and growth in earnings. Add to that, average mortgage rates were at 6.1% through January. All these factors point to market stabilization. Buyers have more options and more leverage.
One note about LUXURY listings: homes priced between $350-500k and those between $750k-1M both saw increases in closed sales, compared to 2025. Those between $500-750k stayed the same amount compared to 2025.
